You can sell your Atlanta Georgia Home in 2012!
Take these 10 quick steps to get your home ready to sell in 2012.
1. De-clutter: closets, garage, attic. Throw away the trash, donate to Goodwill (tax break) or give away exra stuff o family and fiends.
2. Lawn Care: It is time to bag up the leaves, cut back the shrubbery (especially around windows and doors) and freshen up you lawn. Give fescue lawns a sho of fertilizer.
3. Clean the gutters and roof. A definite turn off for buyers.
4. Paint outside. At a minimum paint your front door. Keep going if you need to freshen up your look. Call me if you need a reference for an Atlanta Georgia painter.
5. Refinish hardwood floors. I know this sounds HUGE but it is not. I have a contractor who can make this process almost painless. Your floors will look like they are in a magazine show case after he finishes. COst: $800 to $1800 for most homes. And if your hardwood floors are under carpet, pull up the carpet!
6. Replace worn carpet with a neutral builders grade carpet. Prices are amazingly affordable. Call me for contractor phone numbers. Same for vinyl
7. Ceramic tile: needs to be deep cleaned. If you can't do it yourself call me for some options. These guys use chemicals that take away all the nasty buildup. Tile looks amazing when they finish.
8. Light fixtures: Update a few strategic light fixtures and ceiling fans. Home Depot and Lowes have them on sale this time of year. I have an electrician who can hang them at an affordable price.
9. Toilets: You are going to have to replace DeKalb County toilets anyway to comply with the water code. Why not get some marketing bang for your buck.
10. Interior paint: this is a biggie. Your paint will have to look sharp because all the foreclosures have fresh paint. You have got to compete. And while you are at it, remove out-dated wallpaper. It is a great time to paint because most people do not want to have work done during the holidays.
Oh, and number 11, call a professional and experienced real estate agent to help you start assessing the value of your home. Did I mention I am a good resource for that!
