Why: Recent rash of car break ins

From CBS ATLANTA: Residents in the Northlake area of DeKalb County have scheduled a town hall meeting to discuss a recent rash of car break-ins.

"We're very concerned," state Representative Scott Holcomb said, whose own car was broken into one morning just before Christmas. "The thieves are very bold."

Holcomb said his car was broken into at 8 a.m. while he was home.

"What's really disturbing is that it's really brazen,"Holcomb said. "My car was parked in my driveway and despite that, they still came onto my property, broke into my car and stole some items." 

Holcomb and the Northlake Community Alliance are working with DeKalb police to step up patrols and stop the break-ins."

Sally English Visits Midvale Elementary School

Sally English at Midvale Elementary SchoolSally English visited Midvale Elementary School last week as part of an ongoing "Career" program for kindergarten students.  Debora Millson invited Sally to speak to her daughters kindergarten class and share with them what a real estate agent does in the comunity.

 

In addition to talking about selling houses the kids got some hands on experience with signs, house flyers and Supra lockboxes.  Every kid in the class wanted to use Sally's electronic Supra key to open the Supra lockboxes that hold "keys" to houses Sally lists for sale on the First Multiple Listing Service.

 

The kids had a lot to say about houses for sale in their neighborhood.

Parents, to make this a fun and safe event, we need your help. Volunteers are 

needed to run the carnival games and to provide candy and small prizes.  Please 

contact your child's room representative or homeroom teacher to help with your 

class' booth. If you have a high-school age child who would like to help (and even 

earn service points) please let your teacher know. Parents can also help teachers 

with the setup and cleanup of their booth/activity.

A good percentage of homes I sell are located in the Henderson Mill Elementary School District (HMES).  My youngest daughter, Hannah, attended HMES and is now a successful college student in the Engineering program at UGA. During afternoon pickup, please be aware that buses are loaded first starting at 2:15 PM and then carpoolers follow thereafter. Walkers will be dismissed from the picnic tables near play field. Carpool/car riders: display your child’s name and grade in the front windshield. You may pick up your carpool sign at Open House in the Media Center. *Bell rings at 7:45am. Children who arrive after 7:45am (late) need to be signed in at the front office by their parents

 

4. How does pick up & drop off work? Simply pull in line close to the right curb & wait until an attendant (student patrol or adult) opens the door for your child. Slowly pull away when your door is closed. Do the same at pick up time. Do not get out of your car...it is not safe & it slows down the line. Please be patient during drop off & pick up times. The safety of all of our students is our main concern. No cell phones are to be used during drop off or pick up. No exceptions. Do not pass other cars in the line; a carpool attendant will wave at you when it is time to move

along.

5. How does the school lunch program work? Breakfast and lunch are served daily in the cafeteria. If your child chooses to have breakfast at school, be sure he/she arrives by 7:15 AM to allow enough time to eat. (http://www.dekalb.k12.ga.us/instruction/foodservices/menus.html)

 

6. How do I pay for school lunch? At school: You may send cash or check in an envelope with your child including the student’s name, 7 digit ID number (obtained at Open House or through your child’s teacher) and teacher’s name/grade. If you send cash in addition to the cost of the meal, any difference will be applied to your child’s lunch account. Make school meal checks payable to School Nutrition. Online: You may also register online at MyLunchMoney.com to manage your child’s funds. You must know the student’s 7 digit ID number (obtained at Open House or through your child’s teacher), birth date, and you may use debit or credit card for payment. See the Online Meal Payment section for more details.

 

7. What is the school day schedule for my child's grade? Each classroom’s schedule is different. You will obtain a schedule from your child’s teacher either at Open House, curriculum night or during the first week of school.

 

8. Who are the key people at school I need to know? Principal: Dr. Jackson  / Assistant Principal: Ms. Clarke  / Counselor: Mrs. Schieman  / Secretary: Mrs. Dean / Bookkeeper: Mrs. Brown  / Nutrition: Mr. Harrell

 

9. Where can I park? When school is in session, it is best to park on the right curb (not the yellow part!) or behind the gymnasium. Be careful not to cross the paved trail as that is where the ball fields begin & your car will be in the way of students during PE. We encourage families to carpool and park at Resurgens Bank (2300 Henderson Mill Road) during school events.

 

10. What are my options for After School Care? HMES offers an inhouse aftercare program (check with the front off for information)

 

11. Bus Routes – Am I eligible? How do I know when/where? You may find out more information about your child’s bus route at Open House and also, online. You may also locate this information at www.dekalb.k12.ga.us/~transportation/index.asp.

If you're thinking about a short sale - read on . . .

The English Team has been handling (and selling) a lot of short sale listings lately.  This brutal real estate market has put a lot of home owners under water on their home mortgage.  They owe more money to the bank than their home is worth and the only way they can sell, and avoid foreclosure, is have the bank agree to take a payoff that is less than the amount they are owed (ie a "short" sale).

Short sales can be a tough ride emotionally, and they take time to finalize.  It is not a slam dunk process.  My Active Rain Associate Mike Cooper helps home owners understand the process in this excellent article.

So, a short sale means that the Realtor has to be under 5' 3" tall?  No, not really, but there are a lot of scammers out there that are trying to convince people in distress that they are short sale experts.  In the process, the home goes into foreclosure and the homeowner's life is wrecked.  So, let me give a few simple guidelines when hiring a short sale agent.

  • Ignore every TV commercial that promises short sale success.  If the originators are not connected to a local broker you may have trouble verifying their credentials and their success.
  • Don't pay someone up front to short sale your house.  Going further under water will not ensure short sale success.
  • Ask the person you're considering to short sale your house if they've ever conducted a short sale before.  There are a lot of short sale experts out there that have never conducted a short sale.
  • Call the agent's broker and confirm they are qualified and backed up with a talented brokerage staff in the event something goes sideways.
  • Ask about short sale training.  Does the agent have a CDPE or SFR certification.  There are other good ones out there too.  If they do, you know they've been through the process of learning, even if they haven't conducted a short sale.  Good certifications are not totally necessary, but they do give the agent a broader understanding of the process.  An experienced, uncertified agent can be just as good.  Interview, interview, interview.
  • Ask the agent to give you a full rundown of the process.  Every experienced agent should be able to explain the process with the caveat that each lender may have some minor differences in procedure which may vary a little bit. 
  • If you can afford it, have your attorney review all documents before signing up with a short sale agent. 
  • Can they guarantee success?  Drop them if they do, because no agent can guarantee success in this area of real estate, but they can guarantee they will give it 100% of their efforts.  That's much more important.

Doing a short sale is a difficult process under the best conditions.  You'll want to make sure you are ready to comply with the lender's requirements, and you will want to find an agent who is there to support you through the process.

The Serial Number on Your Furnace Identifies the Manufacture Date

The Enlish Team is representing the buyer of a luxury home in North Fulton / Johns Creek neighborhod.  We made an offer on a corporate re-location listing and after the usual back and forth negotiations the offer was accepted.  So far so good.

I gave the buyers the contact information for several home inspectors who have recieved good reviews from previous clients.  The homebuyers elected to go with Marion Hodges.  Marion is a former home builder and also a licensed realtor, but his chief business is home inspections.

Marion did a thorough inspection of the home and came back with a rather glowing report about the condition of the home.  However, he did report one glaring error.

Even though the seller's disclosure reported the age of the funace as 11 years, in fact the furance was twice as old, 22 years. Because of age of the furnace, my clients (the potential purchasers) could expect to replace the furance within the next couple of years.  The age of the furnace made it obsolete.  

The home is in an area where there are a lot of corporate relocations.  In fact, the sellers are being relocated and are working with a corporate relocation company.  When they purchased they home the disclosure they received had an incorrect manufacture date for the furnace.  The sellers truly beleived the furnace to be 11 years old.  It is only the manufacturer's serial number that provides evidence the age of the furnace listed on the seller's disclosure is incorrect.  When the seller's wrote in the age of the furnace as 11 years old on the sellers disclosure statement, they did so in good faith.  The problem is...........they were wrong.

Had Marion Hodges not made an independent inspection and carefully recorded the serial numbers of the furnaces and other equipment, my home buyers could easily found themselves shelling out an additional $10,000.00 in he next year or two for a new furnace.  I don't care who you are, that kind of unexpected expense hurts.

Folks, hire a good home inspector.  It is an investment in your financial and emotional security.
