DeKalb County Georgia Requires Lenders to Register Foreclosed Properties

DeKalb County Georgia in metropolitan Atlanta has passed a new ordinance requiring creditors to register foreclosed properties with the County.  Connie Stokes, the commissioner who drafted the oridinace says the registry "will require financial institutions to maintain the properties and prevent blight."

ForeclosureDeKalb County Georgia Requires Lenders to Register Foreclosed Properties

The registry will contain the owner's name and owner's contact information.  Each property registered requires payment of a $175.00 fee.

Properties and contact information will be available online to anyone in 90 days.

Commissioner Stokes, who is a real estate broker, says "This is not to be a penalty to financial institutions.  This is to make sure they know they have to take care of these properties."

Have you reached the end of your economic rope?  Many Atlantans have experienced loss of income and do not have the ability to make mortgage payments.  Does this mean foreclosure is inevitable?  Maybe not. especially if you are willing to communicate your situation with your lender.

When overwhelmed with unpaid bills and mortgage payments, the natural tendency is to stick your head in the sand and hope it will all go away.  Not going to happen, when you finally pull your head out of the sand you will find all the bills, bill collectors, lenders and banks are standing right next to you ready to collect and make your life miserable.  You do have options.  You can sell your home as a short sale and have the lender reduce the amount you owe on your loan.

Short Sale in AtlantaShort sales do require you to communicate with your lender and provide documentation of loss of income or other reason you can't pay your mortgage payment.  You can;t just decide you don't want to pay the mortgage.  You have to be unable to pay.  And you have to provide documentation to the lender including bank statements, IRS returns etc.

Once you have contacted your lender, things will go a lot smoother when you list your home with a CDPE (Certified Distressed Property Expert) and give your bank permission to communicate with the Realtor.  The bank then starts a line of communication up with the Realtor about the listing, the terms of the sale, the approved price etc.  You don't have to deal with all the details.  The bank and real estate agent pick it up from there.

Just making the decision to move forward with a short sale gives many home owners emotional relief.  You are carrying around a lot of unnecessary baggage and anxiety because of the unpaid mortgage payments.  Give your self a break and start the process of recovery.  Thousands of homeowners nationwide have made the same decision and have now put them selves in a position te re establish their credit and bank balances.

Where are the Atlanta Georgia Jobs?

The Atlanta Job market just received some bad news.  Our job market is poor.  Atlanta jobs are scarce. 

 The Atlanta Business Chronicle makes the following report:

"Georgia has the sixth-weakest state economy, according to a midyear review of state employment trends by Portfolio.com and bizjournals, the Internet arm of American City Business Journals, parent company of Atlanta Business Chronicle.

This year's study puts Nevada in 51st place, dead-last among the 50 states and the District of Columbia. California ranked 50th, followed by Florida, Michigan, Rhode Island and Georgia.

The study gives Georgia a -9.32 score for employment, pointing out the Peach State lost 74,600 jobs from 2009 to May 2010. The state now has 3,139,200 private sector jobs and a 10 percent unemployment rate." Atlanta Busines Chronicle July 28, 2010

Gloucester WayIf you have ever shopped bargain basement sales at Fellinis, Macys or Richs, you know the excitement of finding a bargain priced sales item in a pile of junk on the sale table.  I have been busy this week writing offers for buyer clients who have found houses they want to buy among the hundreds of foreclosed and REO homes on the market in Atlanta.  Some of these offers will work out, and some will not.  Banks are still not seeing the wisdom in unloading this troublesome inventory.  They continue to sit on houses that depreciate every day as they sit vacant and un wanted in the neighborhood.

Millie catches a squrrelI am starting to feel the real estate market has hit it's own dog days.  Stagnant, dull and lack of progress pretty well define what's happening right now for most of the Atlanta market.  We are getting some good showings from motivated, pre-qualified buyers who have to move because of a job relocation etc.  But most of the buyers are staying home and move up buyers have pretty much shut it down for the summer.

Investors are starting to kick tires as the values are amazing.  I faithfully read John Adams column in the AJC and he is spot on in his analysis of the Atlanta market.  We are at rock bottom and prices will not go much, if any, lower. 

So buyers, get out there and buy the real estate deal of a lifetime.  I promise you will find motivated sellers.  They would start drooling and barking if they could get some interest from a buyer in the dog days of summer.  Buyers will get some amazing deals.
