Better Than New Homes Priced UNDER New Construction Prices In Metro Atlanta

Having been a custom home builder in a previous life, I have always appreciated the value of a newly constructed home.  Yes, there are some minor punch out pains to deal with but the attraction of all new appliances, HVAC, roof etc is strong.  For about two years we have had a huge oversupply of new homes on the market and that has pushed the price of a new home way down.  Prices have stayed low but I have some recent observations I would like to share

1. Many, maybe even most, of the homes that builders (and banks who foreclosed on builders) have left in their  inventory are "dogs".  They are not the best homes the builder had to offer and have probably been sitting for a year or two.  It is the funky floor plans and less desireable lots that remain for sale.

2. Builders have very few premium lots left in inventory.  They do have a many building lots with drawbacks.  These lots back up to railroads, detention ponds, power lines, commercial buiuldings etc.  Not really a "deal" in my book.

3. Builders are pricing new construction with a premium on what would have been just a run of he mill lot in the old days.  However, you can get a deal if you take one of the "dog" lots.

I just worked with a buyer who struck a nice deal on a home to be built by Ryland Homes.  We had to work around some of the obstacles mentioned above.

BETTER THAN NEW HOMES May Be the Best Alternative

Purchasing a recently constructed home may be the best alternative to new construction.  These homes have the features and design of new construction but lack some of the drawbacks.  If you are looking for a home convenient to Emory, CDC or Midtown Atlanta, consider these options.

Atlanta Home Buying March Madness: First Time Home Buyer Tax Credit DEADLINE is April 30th

March Madness may mean frantically searching for a home to buy for thousands of Atlanta Home Buyers as the April 3oth deadline approaches to qualify for the $8,000 Federal Tax Credit for Home Buyers.  Home buyers must have a home UNDER CONTRACT by April 30, 2010 and then close in 90 days. 

All procrastinators are thinking they can wait until the last week or two of April to make this decision but doing so puts most of the negotiating cards in the hands of sellers.  Why so? 

  1. FOUL trouble: It will take a couple of weeks to have the house inspected and then negotiate the repair of any defects.
  2. NO SUBS: Lenders are going to get backed up as they try to pre-qualify home buyers for home mortgages.
  3. MANAGE THE CLOCK: The best inventory will go first! Don't wait until the buzzer to sink the winning shot.

 WHAT ARE THE GUIDELINES for the $8,000 Federal Tax Credit For Home Buyers?

The National Association of Realtors published an analysis of the November 2009 legislation Congress passed to extend and enlarge the Federal Tax Credit for purchasing a home.

"As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed new legislation that:

  • Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.
  • Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010

Who Qualifies for the Extended Credit?

  • First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.
  • Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.

To qualify as a "first-time home buyer" the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase. 

Which Properties Are Eligible?

The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Is Available?: The maximum allowable credit for first-time home buyers is $8,000. The maximum allowable credit for current homeowners is $6,500.

How is a Buyer's Credit Amount Determined? Each home buyer's tax credit is determined by tow additional factors:

  1. The price of the home.
  2. The buyer's income.

Price: Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.

Buyer Income: Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009,  single buyers with incomes up to $125,000 and married couples with incomes up to $225,000-may receive the maximum tax credit.

These income limits have changed from the 2009 First-Time Home Buyer Tax Credit limits. If you or your client purchased a home between January 1, 2009 and November 6, 2009, please see 2009 First-Time Home Buyer Tax Credit.

If the Buyer(s)' Income Exceeds These Limits, Can He/She Still Get a Credit? Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income-over $145,000 for singles and over $245,000 for couples are not eligible for the credit.

Can a Buyer Still Qualify If He/She Closes After April 30, 2010? Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.

Will the Tax Credit Need to Be Repaid? No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale"

Looking for answers about how much your home is worth.  We have a couple of options for you to consider.

Will Short Sales Meet the 2010 Federal Tax Deadlines?

Will home buyers be added to the list of consumers suffering financial harm because of the actions of soulless Big Banks and major lenders?  I am concerned because this may be the last shot first time home buyers have at the $8,000 federal tax credit.

What deadlines?

Home buyers must be under contract by April 30, 2010 and then close in 90 days.  From IRS.gov 

"an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2010 and close on the home by June 30, 2010"

Sounds generous at face value.  BUT, I have been doing short sales for a while and banks have not significantly shortened their response to contract offers despite promises to the contrary to Congress and to the American consumers.

Banks Still Dragging Their Feet When Responding To Contracts

When we send a contract in on a short sale, we are still sitting by the phone and waiting,,,,,and waiting    and waiting for the bank to get back to us with an answer.  Probably just a matter of not allocating personnel to a "work out" department in the banks structure.

But, the lack of communication puts the home buyer seeking the $8,000 tax credit AT RISK.

HOME BUYERS Only Get One Shot

Home buyers only get one shot at the Federal Tax credit.  I am going to advisel my buyers to make offers in MARCH if they want to buy a short sale home AND get the benefit of the $8000 Federal TAX credit.  Anything beyond the latter half of March and I would be concerned the Banks will not respond in time to be Under Contract AND close by the qualifying deadlines.

She's Back: Wanda Is Cruising The Neighborhood

Turkey on Evansdale RoadWanda is back in the neighborhood and she is a real turkey.  That's right, a real American turkey.  Wanda walks the neighborhoods off Henderson Mill Road and Evansdale Road looking for a mate every spring.  If you have seen her in your neighborhood, drop a comment in below with the sighting location.

I confess to naming Wanda as a show of respect to her instincts for "wandering" around.  This is truly an urban bird.

Did you know Wanda's ancestor was the runner up in the contest to name a national bird.  The bald eagle was almost knocked off by the American turkey.  Thomas Jefferson proposed the American Turkey be named the national bird.  Wanda, you were almost somebody!!!!
