Time to Make A Move in The 2012 Atlanta Housing Market

There has been lots of activity in the Atlanta market in the past couple of weeks.  Buyers are out looking at houses.Tires are being kicked and they are looking under the hood.  How much of this increased activity results in sales remains to be seen.  But for certain the activity has stepped up.

If you are a seller sitting on the sidelines and you NEED to make a move, then jump up off the bench and get in the game.  The spring market is where things are going to be happening and you can't expect to be a player if you don't put yourself in the game.  

The time is NOW to start the listing process.  Call me for specific advice tailored to your situation.  Some things to think about

Preparing Your Child for a Move

Are you a parent with a move in your future.  Take a look at the advice my Active Rain associate gives about moves that involve children.  It might help relieve some of your child's anxieties....and yours!

Sooner or later, many families face the prospect of moving. Disruptive as moving can be for parents, the experience can be even more traumatic for kids, who may not be a part of the decision to move and might not understand it.

Some children may need some extra time and maybe even some special attention during the transition.  Here are some tips to try and make the process less stressful for everyone.

The Decision to Move

Many children learn to depend on familiarity and routine.  Change can be difficult for them especially if it comes with other big changes such as divorce or death.  If possible give kids time to adjust and keep a positive attitude about the move even if you aren’t happy about it yourself.

 

Talking About the Move With Your Kids

No matter what the circumstances, the most important way to prepare kids for a move is to talk to them about it.

Give children as much information as possible.  Answer their questions completely and truthfully.  Respect the childs reactions to your answers.  Change can be frightening especially if they don’t understand it.

Involve children in the planning as much as possible.  This will make them feel like they are participating in the process and less like it’s being forced on them.

If possible, try to take the kids to visit the new house and explore the neighborhood.  If it’s not possible, show them on a map, through photos or use a program that they can see it through the internet.

Provide as much information as you can about the new home, city and state. Learn about the community together and find activities the kids can participate in.

After the Move

Try to get your childs room unpacked and in order before the rest of the house. 

Try to stay on any schedules you had prior to the move like meal times and bedtime.  This will help give the kids a sense of familiarity.

When your child is ready to start school it may help to go along to meet and introduce to your child his/her teachers or principal.

Have some realistic expectations about the transition.  Generally, teachers expect new kids to begin feeling comfortable in about 6 weeks.

 

A move can be challenging as well as rewarding.  The moving process can help families grow closer, build stronger relationships and provide family members with a chance to learn more about each other. Moving can give anyone, especially children, the opportunity for personal growth if approached with understanding and love.

Why: Recent rash of car break ins

From CBS ATLANTA: Residents in the Northlake area of DeKalb County have scheduled a town hall meeting to discuss a recent rash of car break-ins.

"We're very concerned," state Representative Scott Holcomb said, whose own car was broken into one morning just before Christmas. "The thieves are very bold."

Holcomb said his car was broken into at 8 a.m. while he was home.

"What's really disturbing is that it's really brazen,"Holcomb said. "My car was parked in my driveway and despite that, they still came onto my property, broke into my car and stole some items."

10 Steps to Home Security

  1. Illuminate areas outside the home that could be used as a hiding place (high shrubs, extended eaves, etc). Lighting around the perimeter of the home can be a better deterrent when connected to a motion sensor.

  2. Shrubbery should be trimmed away from windows and doors to allow a clear line of vision. Overgrown shrubs can provide criminals a hiding place.

  3. Exterior doors of solid construction, secure frames and good locks should be used. Install deadbolt locks with a 1 to 1-½” throw; check the strike plates and use screws 2 to 3” long to reach into the framework to strengthen the deadbolt lock. Sliding glass doors can be secured with a “Charlie Bar” and manufacturer’s locks should be upgraded.

  4. High ticket items (i.e. flat screen tv’s, electronics, etc.) should not be visible from outside of the home; use window treatments such as curtains or blinds.

  5. Use large, 2 ½ to 3”, reflective numbers on both sides of the mailbox; this expedites the arrival of emergency personnel to the residence.

  6. Windows that are close to the ground should be secured with updated locking mechanisms (turn locks, guild locks, dowels, pins, security film); do not leave fans and unsecured air conditioning units in windows when away from home.

  7. Remove any items that could assist criminals in entering the home (i.e. ladders, loose bricks/rocks, chairs and umbrellas).

  8. Keep a constant appearance of occupancy; utilize timers on interior lights televisions and radios.

  9. Keep inventory of valued items in the home; record serial and model numbers of electronics, computers and game systems. Items without serial numbers should be photographed and stored in a unassuming safe place (jewelry, paintings, coins, etc.).

  10. Work with or start a Neighborhood Watch to further secure your community.

Atlanta Housing Prices Drop Again

The Atlanta Journal and Constitution is reporting Atlanta housing has dropped to new lows "Home prices in metro Atlanta tumbled 5 percent in October following a 5.9 percent monthly decline in September, according to the Standard & Poor’s/Case-Shiller Home Price Indices, a nationally respected barometer of the housing market." The article goes on to mention Cleveland, Detroit and Las Vegas as other comparable markets. This is not good company to be associated with as the other markets have been slow to escape the housing bubble and foreclosure tidal wave. The housing market downturn has been the result of a lack of confidence by the consumer. But the AJC also cites other issues "Tighter lending practices and wild swings in appraisals caused by the prevalence of distressed sales have also hampered non-distressed sales, further curbing prices." Investors are having a heyday snapping up properties at rock bottom prices. Individual home buyers are also starting to look and see VALUE where they had formerly only seen UNCERTAINTY.
